From 4th January 2009 it will become law in Scotland for landlords to have an energy performance certificate (EPC) if they rent to a fresh tenant. Each EPC will last for 10 years. If landlords don’t have one they will face a £200 fine, as tenants will be able to report them to their local trading standards office.

The assessment process
What is the process?
During a domestic energy assessment, a trained assessor visits the property and collects information on the building, including details of its dimensions, construction, heating, lighting and insulation.
This is then fed into an approved government-approved software programme, which uses standard energy ratings and produces the EPC and report.
